This Chicago area home has low 2/12-3/12 sloped roof. The challenge in designing a roof for low slope roofs is getting the lifespan of the roofing to match the manufacturer’s stated life of the roofing material. Traditional shingles, which are typically applied to these roofs have a shortened lifespan of only 10-15 years, 5-10 years shorter than a standard sloped roof. The roof leaked repeatedly under heavy winter ice and snow during
It’s short lived life. The home owner was looking for a long term solution.
We suggested a gray TPO roof with recovery board insulation for the low sloped roof to give the home owner the long term solution they wanted. The sight lines of the home from the street and the yard hide the roofing material texture due to the low slope of the roof, so the TPO option will work well in this setting.
We started by removing all the existing roofing material and opened up the eaves to install venting channels to improve the movement of air and better regulate the temperature of the roof structure. Once the roof was closed up, we prepared the deck with an insulation recovery board to help pad the roof from nail pops. Insulation also helps control the deck moisture levels inside the attic. To further protect the home from moisture damage, the second level exterior siding wall was removed and waterproofed as part of the re-roofing process. Now the home will not only stay dryer, but the new roof will also improve the R-value of the home, making it cooler in the summer months and more energy efficient year round.
