Nestled in the Chicago suburb of Arlington Heights, Luther Village is a one-of-a-kind retirement community providing villa, courtyard or apartment home ownership to seniors in Illinois. One of the most-loved features at Luther Village is Wittenberg Commons, the hub of all activity in the neighborhood.
When Wittenberg Commons began to experience leaks, the owners turned to Bott Roofing to provide a solution. The existing roof was a ballasted PVC roof and was experiencing leaks at the HVAC units. After evaluation, we recommended replacing the 18,370-square-foot roof with a fully adhered TPO system from Versico Roofing Systems.

“We wanted to provide a TPO roof with a good reputation and one that we knew would meet their needs,” explained Tom Bott, president of Bott Roofing.
Because the surrounding community was so heavily dependent on the services offered inside the building, we had to take special set-up and safety measures to ensure that daily operations were not affected by the construction activity.
The roof replacement began with the removal of the old ballast and PVC. The rectangular-shaped roof had challenging odd angles to work around as well as many penetrations, including kitchen exhaust, piping, and ventilation hoods as well as HVAC units. After the old roof was removed, the existing two layers of three-inch polyisocyanurate insulation were covered with one-half-inch DensDeck® Prime. The VersiWeld 80-mil TPO was then fully adhered to the DensDeck. To provide additional protection against future rooftop traffic, 125 feet of Versico’s TPO Walkway Rolls were also installed.
Wittenberg Commons now sports a new, energy-efficient TPO roof backed by Versico’s 20-year total system warranty.
